Challenge: Pre-existing conditions created potential challenges to the construction process.
Solution: On behalf of ML Realty, Peak worked carefully to identify and understand a variety of existing building and utility limitations and capacities to enable DHL/Smartmail to modify an existing multi-tenant building into a single user modern mail and package processing center. Peak coordinated local municipal permit issues, required public utility service changes and the incorporation of a variety of special electrical and mechanical requirements into the existing systems.
By utilizing the existing walls, and modifying the mechanical and electrical systems to permit the integration of special requirements, the space was completed at a lower cost. Peak worked closely with DHL/Smartmail to create a phased design/construction process to permit initial partial occupancy six weeks after beginning design and full building occupancy and equipment processing for the entire 128,000 square feet twelve weeks after construction began.
