Challenge: Design and execute a retrofit of the Kellogg and production facility into a functional modern manufacturing facility. Timing was critical due to client occupancy needs. Peak needed to design a functional product flow under existing building restraints and add an overhead crane bay along with a 1,000 square-foot paint booth. 10,000 square feet of office space was required while preserving all warehouse floor space. ADA compliance on six (6) existing mezzanine levels needed to be met.

Solution: Peak Construction worked diligently to meet a rigid project schedule accommodating the phased move-in of multiple IMS Chicago area locations at different time intervals. This required inimitable Village approval to achieve. Quick-turnaround coupled with precise execution was exhibited to complete the retrofit of the production area in order to meet IMS’ new manufacturing workflow and remodel and expansion of their 10,000 square foot office space.

Conversion of the existing loading dock area into an overhead crane bay and converting an existing truck maneuvering courtyard into production space while resulting in the optimal building layout to meet the client’s production needs. Peak assisted IMS in the design of a plan to demolish an existing silo area replacing it with a 3-story office area with multiple mezzanine levels that are fully ADA compliant.
