Challenge: Peak was engaged to design-build IHG’s new Holiday Inn Express prototype, Formula Blue Design. As with new prototype designs, design issues and value engineering needed to be resolved in the field requiring extensive coordination and communication among IHG, the owner and Peak to incorporate new brand standards and design features.

Solution: Peak worked extensively with MEP trades to value engineer systems to save time and money including, the redesign of two typical water tank heaters to one on-demand tankless water heater manufactured locally which offered 40 percent more energy efficiency and provided built-in redundancy leading to lower operational costs; 81 guestroom bathroom exhaust fans were reduced to 18 rooftop exhaust fans by servicing room stacks off of the risers; the exclusion of fire pump and interstitial sprinkler heads due to design for a NFPA 13R classification; and heating and cooling efficiency maximization via guestroom PTACs and public area stand-alone HVAC systems. Peak also coordinated deliveries, landscaping and irrigation with the city to adhere with their Streetscape Project, a beautification project consisting of road paving, landscaping, irrigation, fencing. The project was successfully delivered within the original schedule.
