Challenge: To provide design and construction management analysis of the required property improvement plans “PIP” for the 1964 constructed 241 room full service Holiday Inn hotel on the plaza in Kansas City, Missouri required to obtain full re-licensing from Intercontinental Hotels Group “IHG”.

Solution: The Solution Peak developed involved an overall analysis of the entire property and the determination that site plan optimization could result in the future addition of a new free standing 120-unit limited service hotel by reducing the existing facility to 140 rooms and permit the property to operated and serve guests during the entire process.  By increasing the number of overall rooms and permitting the existing hotel to continue to generate revenue during the entire new construction and existing hotel renovation process Peak provided a solution that provided a great deal of value.   It was Peak’s initial unique solution and the flawless execution of the plan through a team approach coupled with cohesive planning, execution, product prototype aptitude, and logistic considerations that delivered our client a facility of significant value and cost savings.  Peak evaluated multiple hotel prototype options in concert with existing property subdivision to end up with a subdivided property with two fully functioning hotels with increased guest occupancy where one previously operated with poor occupancy performance.
