Challenge: Design and complete a modern, medium-size user multi-tenant warehouse.

Solution: Peak worked closely with Archideas to design and complete a 164,000-square-foot facility, featuring 24′ clear heights and expansion potential to 200,000 square feet. The building is a single side loading dock facility with its glass and pre-cast entrance visible from the adjacent expressway. The building utilizes mechanical dock levelers, parking to permit up to 25% office occupancy, metal halide lights, a class IV sprinkler system,
energy efficient, gas fired unit heaters, an addressable fire alarm system, and flexible utility distribution permitting up to six separate tenant spaces.
Additionally, this project required programming to accommodate an
existing tree preservation agreement between the developer and the Army Corps of Engineers.
